Q. Evidence of bill payment, what is the reason?
ANSWER:
We need the proof that all the utility bills have been settled to prevent the new tenants being chased for bills that do not relate to them. It is VITAL that all bills cover the complete tenancy period. You should contact the utility provider with the meter readings and to inform them that the bill must be dated for the final date of the tenancy. Please submit the original copy of the bills showing one of the following: Zero bills dated the last date of your tenancy, Bills dated the final date of your tenancy with a post office stamp indicating payment or a bills which shows credit dated to the last day of your tenancy.
Q. Why is an inventory essential?
ANSWER:
The inventory is a document detailing a snapshot in time at the commencement of the tenancy. This is then cross-referenced at the end of the tenancy taking into consideration any amendments, additions etc. during that period. The inventory helps:-
To ensure that landlords have a secure basis for claims against a tenants deposit.
To ensure that tenants are not held responsible for inappropriate charges.
To ensure that tenancy negotiations on the deposit can be dealt with quickly and easily.
A detailed inventory should demonstrate to tenants that landlords are serious about the condition of their property and tenants are reassured that deductions from their deposit at the tenancy end can be fully justified and transparent.
Q. Do you accept housing benefit payments?
ANSWER:
Yes we do accept applications that involve housing benefit /Local Housing Allowance (LHA) providing we have obtained the Landlords permission. Some insurance companies prevent Landlords from accepting people in receipt of benefit. However, should a prospective tenant be in receipt of such benefit then they would be required to provide details of a suitable guarantor who would be required to complete a credit and reference application supplied by our office.
